Mumbai developers attracting potential customers with themed residences


In a competitive real estate market, where developers increasingly feel the need to attract the well-travelled global Mumbaikar, residences in the city are becoming unique and innovative. As mindsets change, home-buyers are no longer impressed simply by facilities such as club-houses , swimming pools or health clubs; their lifestyle aspirations now go far beyond. Buyers often want homes with an international look and feel; residences that help them unwind at the end of long stressful days, and which have that extra edge in the project that provides a little lift to the status , developer say.

According to Ashok Kumar, Principal & M.D, Cresa Partners : "Swanky lifestyle options like recreational facilities, huge parking space, extensive landscaping and trendy architectural designs are quintessential in 'modern' homes. With luxury becoming a necessity and people keen to live life king-size , everyone now likes to dwell in aesthetically designed surroundings. So, innovation and unique offerings are becoming the order of the day."

The trend, however, is not limited to super-luxury projects alone. "Global exposure and awareness even among the middle-income group, has forced the developers to come up with new concepts. Themes based on education, nature, health and luxury, among others , are prominent. In Mumbai , we have Singapore-based architects doing landscaping for over a decade now and it was among the first international practice explored in real estate," says Gulam Zia, National Director- Research and Advisory services, Knight Frank India.

According to Architect Ronjeta Gavandi, to meet the rising aspiration levels, housing complexes must have an aesthetically-crafted design. "The conceptualised homes thereby justify the rate the consumer pays for their home."

Every project must be executed by conceptualisation which includes not only architectural and interior design but also construction management , concierge services, landscaping and high-tech security systems, observe developers .

According to Om Ahuja, CEO - Residential Services, Jones Lang LaSalle India, the first of such concepts to hit the market in India was the integrated township, a city-within-a-city , which often offers a walk-to-work , minimally trafficked and intensively landscaped environment.

Among other themes, more developers are also adopting themes like sports in general and golf in particular. Sports cities or townships conceived and executed on a sports-centric theme and lifestyle concept have gained popularity. These 'sports cities' intend to create dynamic and vibrant communities with a focus on healthconsciousness and a participative lifestyle.

There are a few developers who are already offering theme-based homes across the country. For instance, Lodha Group is offering Armani Homes at World One, Jade Jagger designed project at Florenza and Golf course theme project at their Thane project. Nirmal Lifestyle is offering a theme of US Open Homes in one of their projects.

In order to bring in these themes, tie-ups with international firms have become a norm. Recently, Disney had tied up with Sunteck Realty to built Disney-themed residential properties, where buyers will be able to have kids' gym with Disney characters, Mickey Mouse-shaped swimming pools and cars and themed games in play areas.
