The Bruhat Bangalore Mahanagara Palike (BBMP) is looking for more partnerships with real estate developers in building houses for economically weaker sections (EWS) in the city. This was announced on Tuesday by BBMP commissioner MK Shankarlinge Gowda during an interaction with the Confederation of Real Estate Developers’ Associations of India (CREDAI).
Though there is already a debate over the BBMP providing eight acres of land worth `300 crore to the Maverick holdings, to construct 1,512 houses for EWS in Ejipura, Gowda has once invited builders to partner with BBMP for similar projects.
During the interaction, Adarsh Developers managing director BM Jayashankar said that CREDAI is ready to partner with BBMP to construct EWS quarters to the weaker sections. He said that before taking up the project there should be thorough study on where the EWS quarters should be taken up.
Gowda said though BBMP will lose property, it will create houses for the economically weaker section. He said that the project will be taken up in PPP basis.
Earlier, the meeting began with the CREDAI members raising issues relating to problems encountered by the builders while dealing with BBMP. They include obtaining building licence, issues regarding online plan sanction system (auto DCR); occupancy certificates from BBMP, where development plans have been issued by BDA; preventing commercial constructions in residential areas; collection of improvement charges; rain water harvesting; solar energy and move towards construction of green buildings.
CREDAI members complained that they face problems while getting khatha from the BBMP. Even after getting it, “we have to approach thousands of tables to get the plan sanction. The delay is also affecting the customers,” they added. They wanted a system where a khatha can be obtained in 15 days. There should a single window system, they argued.
Gowda said that the builders can apply for khatha through the Sakaal scheme and there would be no delay. He that with the implementation of the Urban Property Ownership Records?(UPOR), khathas will be issued online and there will be no delay.
